Fees
We believe in clear, transparent communication about all our services and permitted payments. In addition to your rent, you may be required to make the following payments, depending on whether your home is in England or Wales.
These permitted fees remain unchanged under the Renters’ Rights Act. All references to “your tenancy” below relate to an Assured Periodic Tenancy (APT).
England
For properties in England, the Tenant Fees Act 2019 sets out the only payments that can be charged to tenants (or anyone acting on their behalf) in addition to rent.
Holding Deposit
One week’s rent This reserves the property and is held towards your first month’s rent. The holding deposit may be withheld if an applicant or relevant person:
- withdraws from the tenancy,
- fails a Right‑to‑Rent check,
- provides false or misleading information, or
- does not sign the tenancy agreement (and/or Deed of Guarantee) within 30 days or another agreed deadline.
Security Deposit
Equal to one month’s rent This covers any damages during your tenancy. It is returned at the end of your tenancy, subject to the terms of the agreement and the outcome of the check‑out inspection. In certain circumstances, the deposit may be increased to a maximum of five weeks’ rent.
Interest on Unpaid Rent
Interest may be charged at 3% above the Bank of England Base Rate, from the date the rent falls due until it is paid. This will only be applied when rent is more than 14 days late.
Variation of Contract (Tenant Request)
£50 (inc. VAT) per agreed variation This covers the cost of obtaining landlord instructions and preparing updated legal documents.
Change of Sharer (Tenant Request)
£50 (inc. VAT) per replacement tenant, or reasonable costs if higher. This covers referencing, Right‑to‑Rent checks, deposit registration, and preparing new legal documents.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys or security devices. If locks must be changed, the cost of the locksmith, new lock, and replacement keys for all required parties will be charged.
Wales
For properties in Wales, the Renting Homes (Fees etc.) (Wales) Act 2019 sets out the permitted payments that can be charged to tenants in addition to rent as follows.

Payment in Default
Fees may be charged for breaches of the tenancy, including but not limited to:
- missed contractor appointments,
- replacement keys or security devices,
- avoidable or negligent damage,
- emergency call‑outs where the issue was caused by the tenant.
