National Property Manager

  • Full Time, Permanent. Monday to Friday 37.5 hours per week
  • Salary: £30,000 per annum
  • Location: Taunton, Somerset, with flexibility to work from home one or two days a week. Site visits, while infrequent, could be anywhere in the UK.

As National Property Manager you will play a key role in delivering our promise to make renting a retirement property an enjoyable, easy and safe experience for our customers by: 

  • Establishing and maintaining strong relationships with block management companies and their operational teams.
  • Promoting our company values and high standards of customer service.
  • Displaying an empathetic understanding of the needs of the retirement market.

This role reports to the Business Director and has no direct reports.

About You:

First and foremost, you must be passionate about providing excellent customer service.

You must be confident in communicating with people at every level within an organisation. When liaising with our customers you will regularly need to display patience and empathy.

You will be required to attend and speak at a variety of meetings, so you must be an effective communicator with the ability to influence customers and stakeholders. Your verbal and written skills will also be of a high standard.

To reduce our carbon footprint, most external meetings you attend will be via Teams or Zoom, so you must be confident in the use of technology.

Ideally you will already work within the retirement leasehold property sector and understand the commercial implications of service charge budgets, Section 20 procedures, and the Right to Manage process.  

Relevant qualifications in lettings or property management (e.g ARLA/IRPM/CIH) would be highly desirable.

You will enjoy working with people and delivering the highest level of service for our customers.

Your main responsibilities:

Acting as an ambassador for My Future Living, promoting company values and excellent customer service.

Maintaining relationships and regular communication with existing block management companies, from regional level to on-site managers, and building new relationships where the management company or development manager has changed.

Holding management companies to account on proposed service charge budgets and long-term investment plans, ensuring that developments are well-maintained and that service charges provide value for money. Attending service charge meetings at key sites as necessary.

Attending operational meetings with block management companies to promote My Future Living, foster good relations, and resolve specific site issues.

Appraising Section 20 Notices received from management companies and reviewing their impact on our tenants, properties and budgets, advising the Finance and Maintenance teams as necessary.

Monitoring and reacting to Right to Manage claims from other leaseholders. Attending resident’s meetings to promote our interests regarding Right to Manage.

Responding to leaseholder communication notices, ballots, and questionnaires from block management companies. Liaising with customers to elicit their feedback and input.

Reviewing the impact of planning applications on our properties and residents, lodging objections as required.
